QUEENSLAND TEAM UPDATE 2023

The CivicMJD Queensland Team has two office locations. The CivicMJD Brisbane office is strategically located in Fortitude Valley, a convenient inner north location, home to the premier entertainment precinct and benefiting from significant urban renewal over the last 30 years. In addition CIVIC MJD have a second QLD office on the Gold Coast.

The offices are led by both Anthony Serratore and Hugh Bristow who boast a combined 60 years of experience in the valuation industry covering commercial, retail, industrial, office, development, and litigation segments.

In the post Covid era the Brisbane team met many challenges, almost all stemming from the paradigm shift in interest rates that began in May 2022.  The shift to high inflation and much higher interest rates, the first since the 1990’s, inevitably led to changing market conditions across all property segments but not universal nor constant. Understanding micro markets became ever more subtle.  The team relied on an extensive database, well developed ties with agents and allied property professionals to provide diligent advise to banking, government, and private clients.

2022 highlights for the team included:

  • Merging the business of Bristow & Associates with CivicMJD seamlessly, maintaining bank panel appointments and expanding scope of work.
  • Mortgage valuations for a variety of commercial assets enabling exposure to a number of different markets across the Northern Rivers Region of NSW, Gold Coast, Brisbane and Sunshine Coast regions. Notable assets include a circa $100 million inner-city motor vehicle dealership and due diligence advice on a circa $60 million Brisbane CBD commercial office building.  
  • Rent reviews in a rapidly changing market, balancing a dynamic market against the legal implications of historic lease agreements for commercial properties such as medical suites, offices, workshops and retail.
  • Consulting assignments for government and private clients concerning compulsory acquisition, expert witness and providing strategic acquisition advice.
  • Opening a Gold Coast Office which strategically allows us to service this growing region.

2023 for the Civic MJD Queensland Team is shaping to be a big year as we continue to expand our client base and panel appointments whilst also maintaining our exceptional service to our high valued long-standing clients. The market outlook for 2023 is complex as we navigate changing market conditions bought about by the challenging mix of high inflation, rising mortgage costs and geo-political issues. Our team is well-equipped to guide our valued clients through the unknown variables that 2023 property market looks to set to provide.
