Civic MJD National Specialised Valuation Update  

Throughout the second half of 2024 and into 2025 the Civic MJD team has continued to help clients with sophisticated, specialised valuation assignments nationally including in capital cities and regional areas.

Our commercial valuers have extensive experience in Child Care, Health Care, Manufacturing, Built to Rent, Agricultural, Retail, Tourist, Service Stations and other commercial property segments. We provide specialised valuation services on a national level to all major banks, boutique lenders, private clients and government organisations including for going concern valuations, highly specialised and complex market rent reviews and advisory services. A selected summary of our most recent interesting projects is as follows:

  • Regional Solar Farm Project: provided valuation advice concerning regional solar farm project situated circa 500 kilometers from Sydney. The project was proposed on a large industrial land parcel on the outskirts of a country town. A community title subdivision was planned with infrastructure and grid connection managed by the developer and opportunities for individual investors to purchase community title interests with rental returns linked to solar power generation. The project was complex and exciting as required understanding of the project’s legal structure, methods of revenue generation, party obligations including for management of plant and equipment as well as underlying industrial land value assessment.
  • Luxury Hotel Development: provided valuation advice concerning a proposed hotel resort in proximity to Sydney comprising of circa 70 rooms as well as function centre and associated facilities. The process consisted of business modelling and benchmarking including in depth local market research and competitor analysis, proposed management agreement analysis, review of proposed development consent and building costs information.
  • In One Line Residential – Residual Stock: Our team continues to provide residual stock in one-line valuations nationally for major lenders including in Sydney and Melbourne. These assignments concern the valuation of residential units in a residential or mixed-use development typically held by the original developer. We have recently valued assets with up to 90 residential units in one line and have extensive experience in this space servicing all major lenders and boutique institutions.
  • Market Rent Reviews & Advisory: Over the last six months our experts have continued to provide comprehensive and in-depth market rent valuation advisory to tenants facing challenging market rental negotiations. The assets included industrial & infrastructure (including port and airport settings), cinemas, hospitality and tourism. We are able to provide rent valuation services across various property segments and our experts regularly determine rents with complex lease terms and extensive landlord and tenant obligations.
